Storage is usually year-round with minor downtime in January and June. This facility usually
stores domestic table grapes, Chilean table grapes, blueberries, garlic, tree fruit, kiwi,
avocados, citrus. Supporting pre-cooling, dry and cold storage on short- and long-term basis.
Storage of various farm commodities on a weekly or monthly basis.

Water is provided by a domestic well, an additional ag well irrigates the open acreage consisting of 20± acres. Septic system for sewer.

Facility Description:
The building totals 60,000± sq. ft. 40,000±sq.ft. of refrigerated rooms and pre-coolers.
14,000±sq.ft. of refrigerated shipping docks. 6,000±sq.ft. newly constructed enclosed
receiving area. The office includes 1,000± sq. ft shipping office.

Cooling provided by 4 Vilter compressors, three 150HP and one 100HP. An ammonia
cooling system maintained by Cal-CA. Energy management is computerized by Cal-CA’s Paragon energy system.

60,000±sq.ft total space, 54,000±sq.ft. refrigerated space

• 5 rooms consisting of 36,000±sq.ft. Three rooms have racking. Total capacity estimated
to be 288,000± cases with additional racking in two rooms, capacity may increase to
320,000± cases.

• 3 Pre-cooling rooms approximately 4,000±sq.ft. Pre-cooling capacity 20,000± cases per day.

• Refrigerated hallway and shipping docks consisting of 14,000±sq.ft.

• New enclosed receiving area of 6,000± sq. ft.

• Ceiling height is 24’ to beams
